University Park Subdivision in University City, Missouri, is the largest private subdivision in the state. As a private subdivision, University Park Subdivision levies assessments to provide proper maintenance of the Subdivision and to preserve its charm and character.

Annual and Special Assessments

University Park Subdivison assessments cover the costs of maintenance and upkeep of streets, sidewalks, and common-grounds.The Indenture that binds University Park Subdivision allows for an annual assessment to be levied on all properties in the Subdivision. This annual assessment is necessary to cover the costs associated with the maintenance and upkeep of the streets, sidewalks, curbing, trees that border the streets, and common-grounds.

A regular assessment is levied annually by the Board of Trustees. the amount of the regular assessment is set by the Indenture at $.50 per front footage of the property. The Board of Trustees also has the option to charge a special each year; the amount to be charged per front foot is determined by the Board.

2007 Assessments have been mailed. The Trustees voted to raise the Special Assessment by $1.00/sq ft this year to expedite the street and sidewalk maintenance projects. All assessments are due March 1.

The University Park Subdivision fiscal year runs from January 1 to December 31. The annual assessments are mailed directly to the property owners by February 1 and are due by March 1. As outlined in the Subdivision Indenture, interest on unpaid assessments is 8% annually. University Park Subdivision has the authority to place a first lien against the property "superior to any lien or encumbrance" for any unpaid assessments.
